A few decisions worth making early

Before design begins, a few decisions set the course. The first is out or up: building out is usually simpler and cheaper when the lot has room, common on the larger east-side parcels, while going up a second story avoids using yard but depends on whether the existing foundation and framing can carry the added load. The second is capacity — whether the foundation, the electrical panel, and the heating and cooling system can serve the new square footage or need upgrading, which the older downtown-area homes are more likely to require. The third is what the parcel allows, since setback lines, lot-coverage limits, and height rules vary by jurisdiction, and the newer east-side subdivisions may add HOA guidelines on top.
