The inches that make a kitchen work

A good kitchen is measured in inches, from counter runs to the walkway around an island to the reach between the sink and the stove. JDI Construction is a family-owned, Vancouver-based design-build remodeler, and we think of the kitchen as the most complex room we build — cabinets, counters, appliances, plumbing, electrical, and often a wall coming out, all landing on one schedule. Get those inches and that sequence right and the finishes fall into place; get them wrong and no material can make up for a room that feels tight in the wrong spots. In La Center, the small town tucked up north near the East Fork Lewis River, we've remodeled kitchens in both the older homes near the town center and the newer builds on its edges.

A few decisions worth making early

A handful of choices drive the budget and the timeline more than the rest, and they're best settled before demolition begins. The first is whether to open a wall between the kitchen and the dining or living space — the answer turns on whether the wall is load-bearing, which changes the framing and the cost. The second is the island, which only earns its footprint if the clearances hold: 36 to 42 inches of walkway on every side you actually use, so it draws people in rather than pinching the room. The third is whether to keep the existing layout or move the sink, range, or refrigerator, since relocating plumbing, gas, or venting adds cost — a decision worth making on purpose. And we lock the cabinet style early, because cabinets are the longest lead item and their delivery date sets the whole schedule; leave it late and everything after it slips.

What La Center kitchens tend to need

La Center is a small town with a housing mix that shows its age in two directions. In the older homes near the town center, the kitchen is often a compact, closed-off room — a galley or single run walled away from the rest of the main floor. There the request is usually to open it toward the living space, add real counter and cabinet space, and modernize the wiring and plumbing that a working kitchen leans on today.

On the newer builds that have gone up around the edges of town, the kitchen tends to have the footprint but a builder-grade fit-out that never matched the rest of the house — stock cabinets, a modest island, and storage that comes up short. There the work is upgrading finishes, reworking the island and the flow around it, and adding the deep drawers and pantry that make a larger kitchen actually function. In both cases we map the electrical and venting up front, since those are the pieces that get expensive to change once the cabinets are in.

What does a kitchen remodel cost in La Center?

Short answer: JDI's published planning ranges are $28,000-$45,000 to $85,000-$130,000 for a small kitchen (under 120 sq ft), $42,000-$65,000 to $130,000-$210,000 for a medium kitchen (120 to 200 sq ft) and $62,000-$95,000 to $210,000-$360,000 for a large kitchen (over 200 sq ft), from our Essential to our Luxury tier, before any sales tax. Most kitchens run several weeks of on-site work, but the real timeline starts before demolition. Cabinets carry the longest lead time, and their delivery date drives the schedule, so we order them as soon as the design is locked rather than after the walls come down. Opening a wall, moving plumbing, or upgrading the electrical panel each adds time, and older La Center homes occasionally turn up something behind the walls worth doing right. We give you a realistic schedule up front, pull the permits the work requires, and sequence the demolition and install so you keep a working kitchen for as long as the project allows.
