Design-build closes it by putting design and construction under one roof, on one contract, answerable to one team. JDI Construction has worked this way since 2007. We design in-house, price as we design, and build with our own trades and project managers across the Portland OR metro, Vancouver WA, and Clark County. You are never the messenger carrying drawings between an architect who has moved on and a contractor seeing them for the first time. How our design-build process works

Because design and pricing live in the same building, they do not take turns — they run side by side. The middle of this process is deliberately parallel: as the design develops, the numbers develop with it, so nothing gets drawn that we haven't already priced.

We start with how you actually live in the space, the scope you have in mind, and an honest working budget. This sets the guardrails before a single line is drawn.

3. One fixed proposal

The two tracks converge into a single proposal: a design you have approved and a price built from it, not guessed at around it. No mystery allowances hiding the real number.

Our own trades and project managers execute the plan they helped shape. The people building your project already understand the intent behind every detail — nothing gets lost in translation.

5. Warranty

We stand behind the finished work with a 5-year workmanship warranty — the same company that designed and built it answers for it afterward.

Why one contract saves money — not just time

People assume design-build is simply faster. It is — but the bigger savings come from the money you never spend. When pricing runs alongside design, value engineering happens where it belongs: on paper, early, while options are still cheap to explore. If a wall move triples the plumbing cost, you find out during design and decide whether it is worth it — not after the drywall is up and the only choices left are expensive ones.

That feedback loop is impossible in the traditional model, where the price arrives only after the design is locked. In design-build, our estimators are in the room as decisions are made, so the design is shaped by what it costs to build. Materials get compared, structural choices get pressure-tested, and trade-offs get made with real numbers in front of you.

The result is far fewer surprise change orders. Most change orders are not homeowners changing their minds — they are the plans and the field finally meeting and disagreeing. Because our builders review constructability while the drawings are still being made, those conflicts get caught before they become invoices. One contract means the incentive to draw something buildable and the responsibility to build it belong to the same company. That alignment is where the savings actually come from.

What it looks like day to day

Once the build begins, you work with one project manager — a single person who knows your project, holds the schedule, and is your point of contact from start to finish. You are not chasing a designer for one answer and a foreman for another. Questions have one address.

Progress lives in a client portal, so you can see the schedule, selections, approvals, and updates without waiting for a phone call to find out where things stand. Decisions are documented, so nothing important lives only in someone's memory.

And when the job is done, the same team that designed it and built it stands behind it — backed by our 5-year workmanship warranty. There is no handing you off to a warranty department that was not there for the work. The people who made the promises are the people who keep them. A very simple, well-defined project — a like-for-like swap with no design decisions and no unknowns — may not need the full design-build engine. If that is your situation, we will tell you plainly rather than sell you a process you do not need.

Q.What is design-build?

Design-build is a delivery model where a single company handles both the design and the construction of your remodel under one contract. Instead of hiring a designer and then hiring a separate contractor, you work with one team that is accountable for the whole project — from the first concept through the final walkthrough.

Q.Is design-build more expensive?

Usually the opposite. Because pricing is developed alongside the design, expensive surprises get caught on paper instead of mid-build, and value engineering happens while changes are still cheap. Fewer change orders and less rework typically make design-build the more cost-controlled path — you trade the illusion of a low upfront bid for a real number you can plan around.

Q.Do you design first and price later?

No — that is the exact gap we are built to avoid. Design and pricing run in parallel. As our designers develop your plan, our estimators price each decision in real time, so the design and the budget stay aligned the whole way through rather than colliding at the end.

Q.Can I bring my own architect or existing plans?

Yes. If you already have drawings or an architect you want to keep, we can work from your plans and fold them into our build process. We will review them for constructability and pricing so you still get the budget alignment and single point of accountability that make design-build work.

Q.Who pulls the permits?

We do. As your licensed contractor — Oregon CCB #176101 and Washington #JDICOCN932KZ — we handle permitting and coordinate the required inspections as part of the project, so you are not navigating the jurisdiction on your own.
