Exterior Remodeling in Portland and Southwest Washington

JDI Construction installs the things that take the weather: siding, windows, doors, decks, trim, and full exterior facelifts on homes from St. Johns to Tualatin and across the river through Vancouver, Camas, and Clark County. Pacific Northwest weather is hard on every exterior surface you can name, which is why we've spent the last eighteen years focused on doing this kind of work the way it should be done, with the right materials for the climate, our own crews on site, and clean transitions where siding meets trim meets flashing.

We've completed more than 500 projects across the metro since 2007, and exterior work is one of the categories families come back to us for most.

What an Exterior Project With Us Looks Like

Most of what we're hired to do falls into a few clear categories:

  • Full siding replacement in fiber cement, engineered wood, vinyl, or cedar lap, with new house wrap and flashing detail.
  • Window and door replacement for energy-efficient units that handle the PNW's heat-and-cold swings without condensation issues.
  • Decking and porch builds in composite (Trex and similar) or western red cedar, with code-compliant railings and structural ties.
  • Trim, soffit, and fascia carpentry, the details that determine whether a siding job looks crisp or homemade.
  • Exterior painting and color matching after the install, so the finish is part of the same project, not a follow-up call to another contractor.
  • Roof tie-ins and gutter work coordinated with our installs so water management actually works in real Cascadia storms.

How We Work

The exterior remodeling industry is full of bait-and-switch pricing and surprise change orders. We've built our process to avoid both:

  1. Free on-site walkthrough. A project manager visits your home, measures the elevations, looks at substrate condition, checks flashing details, and asks what's actually bothering you about the current exterior. No commissioned salesperson sitting between you and the builder.
  2. Signed, line-item written estimate. Materials, labor, permit fees, disposal, and a contingency for substrate repair are all itemized before any contract is signed. If sheathing or trim is rotted underneath your existing siding, you'll see what that costs to address upfront, not as a mid-project surprise.
  3. Permitting through your jurisdiction. We pull permits with City of Portland, Multnomah County, City of Vancouver, or Clark County depending on where you sit. Inspections are scheduled and managed by us.
  4. In-house crews on site. The same team starts and finishes your project. No rotating subcontractors mid-install.
  5. Written change orders if scope shifts. New cost and new timeline in writing before any additional work happens.

Why Material Choice Matters Here

An exterior product that works in Phoenix does not necessarily work in Portland. The Pacific Northwest puts every system through wind-driven rain, freeze-thaw cycles, intense summer UV, and moss-friendly moisture conditions for most of the year. Vinyl siding can warp in our summer sun if it isn't the right grade. Cedar requires regular stain cycles if you want it to age gracefully instead of grey-streaking. Fiber cement (James Hardie's product line is the most common around here) handles all of the above but is unforgiving on install. Flashing details and proper fastener spacing decide whether the job is leak-tight in twenty years.

We've installed enough of each system in enough Portland and Vancouver microclimates to know what survives where. When we recommend a material, we'll explain the tradeoffs honestly: cost, lifespan, maintenance schedule, and what's most likely to fail first.

Common Questions About Exterior Remodeling

How long does a typical siding replacement take?

For a single-family home in the Portland-Vancouver metro, full siding replacement usually runs three to four weeks once permits are issued. Weather adds variability (driving rain pauses fiber cement install), but we plan around the forecast and communicate any schedule shifts proactively.

Will an exterior project disrupt my living space?

Less than you'd think. Exterior work doesn't require us inside your house. The biggest impacts are daytime noise (typically 8 a.m. to 4 p.m.) and our crews working around the perimeter. We tarp landscaping, sweep the site daily, and stage materials so your driveway stays usable.

Do you handle the permit, or is that on me?

We handle it. Your project manager pulls and tracks the permit through whichever jurisdiction your home falls under (City of Portland, Multnomah County, City of Vancouver, Clark County, or a surrounding city), schedules the inspections, and keeps you out of the back-and-forth.

What does a written warranty actually cover?

Labor warranty covers installation defects, meaning anything caused by how we attached, flashed, or sealed the system. Manufacturer warranties cover the materials themselves (James Hardie, for example, offers a multi-decade product warranty on their fiber cement line). We'll walk through both at signing so there are no surprises later.

Can I just replace one wall of siding, or does it have to be the whole house?

You can do one elevation. It's a common request when one side of the home gets the worst weather exposure. We'll be honest about color match and aging differences between the new section and the rest, and you can decide whether that tradeoff makes sense for the budget.
