A few decisions worth making early

A handful of choices carry most of the weight on budget and schedule, and they're best settled before demolition begins. The first is whether to open a wall to the dining or living space — straightforward when it isn't load-bearing, a larger job with a beam and posts when it is. The second is the island, which only earns its footprint when you can keep 36 to 42 inches of clear walkway on every side you'll actually use. The third is whether to keep the current layout or move the sink, range, or refrigerator, since relocating plumbing, gas, or venting is where costs tend to hide. And because cabinets are the longest lead item, we settle their style early — decide late and every trade behind them slips, no matter how smoothly the rest of the plan runs.
