A few decisions worth making early

Some of the biggest choices on an addition happen before anyone draws a line. The first is direction — out or up. Building out is generally the simpler, less expensive path when the lot has room to give, while a second story keeps your yard intact but hinges on whether the existing foundation and framing can carry the added weight above them. The second question is capacity: can the current foundation, electrical panel, and heating and cooling system handle the new square footage, or does part of the project become upgrading them? And the third is what the parcel permits — setbacks, lot-coverage limits, and height all vary by where you sit, and in a city as mixed as Vancouver they can differ block to block, so we check the property before design begins rather than after.
