A good kitchen is measured in inches, from counter runs to the walkway around an island to the reach between the sink and the stove. JDI Construction is a family-owned, Vancouver-based design-build remodeler, and a kitchen is the most complex room we build — cabinets, counters, appliances, plumbing, and electrical all have to land on one schedule, and the whole thing lives or dies on those inches. We like working in Salem, where the housing runs from the capital's grand older homes near the river to the newer suburban neighborhoods spreading out from the core, each with its own quirks to design around.

A few decisions worth making early

The decisions that move the budget and the timeline the most are best made before demolition day. The first is whether to open a wall to the dining or living space — plenty of Salem's older homes were built with the kitchen shut away, and whether that wall comes out cleanly depends on whether it's load-bearing. The second is the island: it works only when the walkways do, which means keeping 36 to 42 inches of clearance on every side you actually use. The third is whether to keep the existing layout or move the sink, range, or refrigerator, since relocating plumbing, gas, or venting is where the cost tends to grow. And we settle cabinet style early, because cabinets are the longest lead item and their delivery date paces the entire schedule — leave it late and everything after it slides.

What Salem kitchens tend to need

Salem's housing stock is wide, and the kitchens reflect it. In the older homes near the Willamette River and the established neighborhoods around downtown, kitchens are often original and closed off — a compact room walled away from the rest of the house, with wiring and plumbing that predate everything a modern kitchen runs. There the request is usually to open the space up, add usable counter and cabinet space, and bring the systems up to current code and current life.

In the newer suburban neighborhoods on the city's edges, the footprint is generally there, but the kitchen was built to a builder's budget — stock cabinets, a small island, and storage that doesn't match the size of the house. There the work leans toward upgrading finishes, rethinking the island and the traffic flow, and adding the pantry and deep-drawer storage that make a big kitchen actually earn its space. In either case we plan the electrical and venting before cabinets are set, because those are the pieces that are expensive to revisit later.

What does a kitchen remodel cost in Salem?

What a Salem kitchen costs is driven by a few big levers rather than the address. Cabinets are typically the largest line, and the step from stock to semi-custom to fully custom moves the number more than anything else you'll pick. After that come the countertop material, whether you're relocating plumbing, gas, or a wall, the level of appliances, and the size of the room itself. Keeping the current layout and refacing or replacing cabinets sits at one end of the range; a full gut with a new island, moved plumbing, and an opened wall sits at the other. How long does a kitchen remodel take?

Plan on several weeks of on-site work for most kitchens, though the clock really starts earlier: cabinets are the longest lead item, and their delivery date drives the schedule, so we order them the moment the design is locked. Opening a wall, relocating plumbing, or upgrading an older electrical panel adds time, and Salem's older homes now and then turn up something behind the walls that has to be dealt with. We give you a realistic schedule before demolition begins, pull the permits the work calls for, and sequence the job so you're not without a working kitchen any longer than necessary.
