The choices that set a whole-house budget and schedule are best settled before anyone swings a hammer. The first is whether you'll live through it or move out — staying put keeps costs down but means living around active work, and we sequence the job to keep parts of the house usable either way. From there: how much of the layout and structure you want to change, since moving or removing walls opens a home up but brings engineering and load-path work with it; which systems to fold in now, because re-piping, rewiring, upgrading the panel, or swapping out HVAC is far cheaper while the walls are open than as a separate trip back later; and whether to tackle everything at once or phase it over time. We put these trade-offs on the table early so the plan fits both how you live and what you intend to spend.
