A few decisions worth making early

The decisions that move a kitchen's budget and schedule the most are best settled before demolition. In Happy Valley's newer homes the layout is often already open, so the wall question tends to be about widening or squaring off an opening rather than removing a full wall — but if a wall does come out, whether it's load-bearing still governs the framing and the cost. The island question is about scale: a large open kitchen can carry a generous island, but only when the clearances hold at 36 to 42 inches of walkway on every working side. Then there's whether to keep the layout or move the sink, range, or refrigerator, since relocating plumbing, gas, or venting adds cost. Cabinets are the longest lead item, so we finalize the design and order them first, then build everything else around their arrival.
