Most kitchen regret comes down to layout: where the sink, the range, and the refrigerator sit relative to each other. JDI Construction is a family-owned, Vancouver-based design-build remodeler, and the kitchen is the most complex room we build — cabinets, counters, appliances, plumbing, electrical, and often a wall or two, all converging on one schedule. A few decisions worth making early

The decisions that move a kitchen's budget and timeline the most are the ones you want settled before demolition, not discovered during it. Opening a wall to the dining or living space is a common first request, and the answer turns on whether it's load-bearing — a non-structural wall comes out easily, a bearing one needs a beam and a different budget. An island only earns its keep if the clearances are there, which means 36 to 42 inches of walkway on every side you use. And there's the fundamental question of whether to keep the current layout or move the sink, range, or refrigerator; relocating any of them pulls plumbing, gas, or venting along and adds real cost. We also settle cabinet style early, since cabinets are the longest lead item and their delivery date sets everything downstream — decide late and the whole schedule slides with it.

A lot of Wood Village's housing stock is modest mid-century — homes built with kitchens that were compact and closed off by the standards of the day, often a single run or a small galley walled away from the living space.
