A few decisions worth making early

The choices that shape both your budget and your layout are the ones you want settled on paper, not discovered mid-demolition. A few we always walk through: whether the tub earns its place or whether that footprint is better spent on a proper walk-in shower — in a lot of Vancouver homes the tub hasn't been used in years and the room would rather have the elbow room. Whether a curbless, zero-threshold shower is worth the extra framing to set the drain and slope the floor, which it often is if you plan to stay put and want the room to age with you. And whether to move plumbing or leave the fixtures where they sit. Relocating a drain or a toilet flange means opening floors and walls and adds real cost, so we spell out what that buys you before you commit rather than after the tile is on order.

What Vancouver homes tend to need

Vancouver isn't one housing stock, so it isn't one kind of remodel. The older homes in the Hough and Shumway neighborhoods and around the downtown and Uptown core often carry their original footprint — a single tight bathroom, a cast-iron tub wedged into an alcove, and supply lines that have quietly aged behind the plaster.
