If more than one person shares a bathroom, the layout matters more than any tile you'll pick. That's the first thing we look at when we walk a space, because no finish makes up for fixtures that fight each other. A few decisions worth making early

The decisions that shape both cost and layout belong at the start, not in the middle of a torn-open room. Tub or walk-in shower is the one we raise first: if a tub in the guest or hall bath goes unused month after month, converting it to a walk-in shower usually makes the room more usable — but in a family home it's worth keeping at least one tub for kids and resale. Next is whether a curbless, zero-threshold shower is worth it. It calls for extra framing and a carefully sloped drain, but it makes the room feel bigger and stays easy to step into for years, which often pencils out if you plan to stay in the house. Last is the plumbing: keeping the toilet, sink, and shower where they are holds costs down, while relocating a drain means opening floors and walls and adds meaningful expense — sometimes worth it for the right layout, sometimes not. We lay out each trade-off up front so there are no costly surprises later.

What La Center homes tend to need

La Center runs from older homes in and around the small downtown to newer builds on the outskirts, and the remodel follows the house. The established homes often have their original bathrooms — a single tight hall bath, a cramped tub alcove, and dated supply lines behind the walls — where the win is reclaiming a few usable inches, updating the plumbing while the walls are open, and adding the ventilation the room never had. The newer construction on the edges of town tends to have generous square footage but a builder-grade primary bath that never got the attention the rest of the house did; there the work is turning that into a real primary suite with a proper walk-in shower, a double vanity, and honest storage. Homes on the more rural fringes may run on a well and septic, which we account for when a remodel touches the plumbing. Either way, the wet Northwest climate is why we treat waterproofing and a properly vented fan as non-negotiable.
