Two questions come before any ADU floor plan in the Yacolt area. Which rules apply to your parcel, the Town of Yacolt's or Clark County's? And can the property's septic system and water supply support a second household? JDI Construction is a family-owned design-build remodeler based in Vancouver, WA, and we answer both before design begins, because the answers decide what kind of unit is possible at all.
Design and construction are done by one team, so the plan you approve has already been tested against the code and the site. Below: the main factors, the early decisions, what is particular to Yacolt and the rural north county, and how cost and schedule take shape.
An ADU is a small house, and four things shape it before the first drawing:

Jurisdiction comes first. A parcel inside the town limits falls under Yacolt's zoning code; a parcel outside falls under Clark County's rural rules. They are not the same, and neither matches what you may have read about Vancouver or Portland. Type comes second. An ADU can be carved out of existing space, built as an addition, made from an attached garage, or, where the rules permit it, built as a separate structure. The third decision is who it's for. A unit for a parent wants a single level, wide doors and a step-free shower. A rental wants its own entrance, durable finishes and some separation from the main house. The fourth is the utility budget, which on a rural lot is mostly a septic and water question.
Most of the land around Yacolt is unincorporated, and Clark County has a specific code section for rural accessory dwelling units (40.260.022). Rural ADU rules have been stricter than the rules inside city limits, including limits on whether the unit can stand apart from the main house, how large it can be relative to the main dwelling, and where it parks. Those rules have also changed over time. That can surprise people who own several acres and pictured a cottage across the field, which is exactly why we confirm the current rules for your parcel with the county before drawing anything. Inside town limits, the town's own zoning code governs, and we check it with the Town of Yacolt directly.
Then water and septic. The county requires a rural ADU to connect to water and a septic system, and Clark County Public Health has to complete a septic release and water adequacy verification before the building permit is issued. Where water comes from Clark Public Utilities, which serves the town of Yacolt, the utility documents that water is available. In practice the existing septic system gets evaluated for the added household, and it may need to be modified. We bring that evaluation into the feasibility stage so you know the answer before committing to a design.
Type leads. Converting space that already has a foundation, walls and a roof costs less than building new square footage. Size and finish level follow. Then the site: on rural property the septic and water work is the item people underestimate, since the result of the county's evaluation can range from a simple sign-off to changes to the system. Impact fees also apply to a rural ADU under the county's rules. We scope the utilities and fees during feasibility and give you an itemized plan after that, so the figure describes your property and not a rule of thumb.
Think of it as three stages. Feasibility and design come first. Review comes second: the county's rural ADU process includes a site plan review and the Public Health sign-off ahead of the building permit, and a second dwelling takes longer to approve than a kitchen. Construction is third, and a conversion moves faster than new construction. We set out a realistic schedule once feasibility is done, submit and follow the applications, and report progress through the client portal.
An ADU can be designed well and still be unbuildable, and the place that gets discovered is the permit counter. Because our team handles both design and construction, the zoning check, the septic and water review, the drawings and the build all sit with one accountable company. We manage the permits, keep you informed through a client portal, and stand behind the work with a 5-year workmanship warranty. Yacolt is roughly 30 miles northeast of our Vancouver office, beyond Battle Ground, and we organize site visits and construction days around that distance.

Safety planning comes first. We survey the structure and surroundings, shut off and cap any utilities, and set up controls to protect nearby buildings, wells, and landscaping. Our crews are trained and insured, so the teardown happens in a controlled way, not a rushed one.
We sort demolition debris so that wood, metal, and concrete go to recycling wherever possible, and only what's truly waste heads to a licensed landfill. On rural properties that also means leaving your land clean rather than rutted and littered when we're done.
Yes. We're used to maneuvering equipment on gravel drives and softer ground around Yacolt, and we plan access and staging to avoid tearing up your property. If ground conditions are a concern, we'll talk through timing so we're not working the wettest weeks.
We do. Older structures can contain asbestos or lead, so we assess before demolition and follow the proper protocols for safe removal and disposal if anything turns up. It keeps your family, our crew, and the site compliant with regulations.
We give free, itemized estimates that cover teardown, hauling, and disposal, with no hidden fees. Once we've seen the structure and site, you'll know the full cost before any work begins, which makes budgeting straightforward.
With some notice we can often move fairly quickly, though permitting and site prep set the real pace. Reach out early and we'll coordinate a timeline that fits your plans, especially if the teardown is clearing the way for a new build.
Yes. We pull the required Clark County demolition permits and arrange any needed inspections, so the removal is documented and above board from start to finish.
