A few decisions worth making early

The choices that set a whole-house budget and timeline are best made before demolition begins. The biggest is whether you'll live through it or move out while we work — staying put costs less but means living around the project, and we plan the sequence to keep parts of the house usable either way. Beyond that: how much of the layout and structure to change, since opening up or reworking a large floor plan can bring engineering into the picture; which systems to address now, because even in a newer home it's far cheaper to update wiring, plumbing, the panel, or HVAC while the walls are open than as a separate job later; and whether to do everything at once or phase it across a big house. In a larger home, phasing by wing or by level is often on the table, and we walk through those trade-offs up front so the plan fits both how you live and what you want to spend.

What Happy Valley whole-house projects tend to involve

Because so much of Happy Valley is newer and larger, whole-house remodels here are usually less about fixing failing systems and more about reconfiguring space that no longer suits the household.
