Whole-house remodeling for Forest Grove homes, planned as one project

Remodel a house one room at a time and you pay for the same disruption repeatedly: walls opened twice, floors patched where new meets old, an electrical panel upgraded after the kitchen is already finished. A whole-house remodel does it once. JDI Construction is a family-owned design-build remodeler based in Vancouver, WA, operating since 2007, and for Forest Grove homeowners we plan the layout, the mechanical systems and the finishes as a single scope with a single schedule. Forest Grove has houses from before Oregon statehood and houses finished last year, so the first step is always understanding which kind of house we are standing in.

Because design and construction are handled by one team, the drawings account for how the house is actually framed and what the systems can support. You are not left reconciling an architect's plan with a builder's bid.

What holds a large remodel together

Four things determine whether a project of this size finishes well:

  1. Stunning whole house remodel in Portland, OR
The invisible layerElectrical, supply and drain piping, heating and cooling, and insulation, all reachable while the walls are open.
  2. Revitalizing a Portland home: full-scale remodel in Portland, OR
Permits & structureEngineering for any wall or beam that changes, with every required permit filed and inspected on your behalf.
  3. Mid-century modern whole-home remodel in Vancouver, WA
CohesionFlooring, trim, door hardware and color carried through the house so the rooms belong together.
  4. Complete home renovation for retirement in Vancouver, WA
Project managementA single schedule and a single project manager directing every trade from demolition to final walkthrough.

Four calls to make before design goes far

Where will you live? Staying in the house saves on rent but lengthens the job, because we have to keep a kitchen, a bathroom and a bedroom working in turn. Moving out lets everything proceed at once. How much does the floor plan change? Removing or shifting bearing walls opens a house up and also brings engineering, beams and inspections. Which systems are due? If the wiring, piping or furnace is near the end of its life, replacing it now costs far less than returning later and cutting into new drywall. And is this one continuous project or a sequence of phases? Phasing spreads the spending, and it works when the phases are designed together at the start. We go through each of these with you during planning.

What Forest Grove whole-house projects tend to involve

A large share of Forest Grove's character sits in its three residential historic districts. Clark, south of downtown, includes homes dating to the 1850s and styles from Second Empire to Bungalow. Painter's Woods covers houses from 1880 to 1948, and Walker-Naylor, north of downtown beside Pacific University, was built out over roughly a century. A whole-house remodel in one of these homes is mostly a systems project wrapped in a preservation project: new wiring and piping, insulation in walls that never had any, structural correction where a century of settling or past alterations left framing undersized, and all of it done while keeping the trim, doors, built-ins and window proportions that make the house worth the effort. Exterior changes, additions and demolition in the districts go before the city's Historic Landmarks Board, so we separate the interior scope from anything visible outside and take the exterior items to planning staff early.

Forest Grove's population has multiplied since 1950, and the homes from those decades need a different kind of attention. Their systems are often serviceable. The floor plan is the issue: a closed kitchen, a formal room nobody uses, a primary bedroom without a proper bath. Here the project is reorganizing space, replacing worn builder finishes throughout, and tightening up insulation and ventilation for the wet season.

What does a whole-house remodel cost in Forest Grove?

Three things set the cost of a whole-house remodel: how much of the house is included, how far the structure and layout change, and how many systems are replaced. Finish level is the fourth. Age matters as well, since a house from the early 1900s is more likely than a 1990s house to reveal wiring or framing that has to be corrected, and we plan a contingency for that. We prefer to build one budget for the entire scope so you can see the whole picture and decide what stays in, and you receive that plan after we have walked every room.

How long does a whole-house remodel take?

Plan in months. Design, engineering and permits come first, then demolition, structural work, rough-in of the systems, insulation, drywall and finishes, in that order. For a Forest Grove address, building, plumbing and mechanical permits are issued by the city's Building Division and electrical permits by Washington County, and a home in a historic district may need review of exterior work before permits are issued. We manage those steps and give you a schedule with milestones, updated as the job moves.

Why Forest Grove homeowners hire JDI

A project that touches every room needs someone answerable for all of it. With JDI that is one accountable team covering design, structure, systems and finishes, a client portal where you can see progress and pending decisions, and a 5-year workmanship warranty. Forest Grove is a long way from our Vancouver office, on the opposite side of the metro, and we would sooner say so than gloss over it. For a whole-house job that means a crew assigned to your home for the duration, deliveries consolidated, and site visits planned instead of improvised.

Questions

Frequently Asked Questions about Whole House Remodeling in Forest Grove

Is a whole-home remodel a good fit for an older Forest Grove house?

Often it's the ideal path. These homes have irreplaceable character and sit in established neighborhoods, but their systems and layouts are dated. A whole-home remodel lets us modernize wiring, plumbing, insulation, and flow while protecting the architecture that drew you to the house.

What should I think through before starting?

Budget and design, yes, but also the age of the home's systems, any historic considerations, and how you'll live during construction. We surface all of it early and phase the work thoughtfully so a big project doesn't overwhelm your daily life.

Can you preserve historic details while modernizing?

That's a specialty in a town like this. We catalog the details worth saving, moldings, built-ins, doors, windows, and work around or restore them while updating everything behind the walls. The finished home honors its past and functions like a new one.

How do you handle a century of settling and outdated construction?

We evaluate the foundation, framing, and structure carefully, since old homes have quirks. Where we find sagging, undersized framing, or past amateur work, we correct it properly as part of the remodel so the whole house is sound.

What exterior materials do you recommend?

We favor fiber cement siding and quality roofing that stand up to our wet climate, and where a home has historic siding profiles worth matching, we source materials that keep the look consistent. Durability and character aren't mutually exclusive.

How long does a whole-home remodel take?

Typically several months, and comprehensive projects on older homes can run longer once hidden conditions are addressed. We provide a milestone timeline after assessment and keep it current as the work unfolds.

How do you ensure lasting quality?

Good materials, skilled trades experienced with older homes, and phase-by-phase inspections. On a full remodel of a historic house, that diligence is what makes the difference between a quick facelift and a home that's genuinely renewed.
