The choices that set a whole-house budget and schedule are best made before demolition. The biggest, as the name of this page suggests, is whether to live through the work or move out while it's underway — staying put keeps costs down but means living around the project, so we sequence the trades to keep a usable kitchen and bath as long as possible. Beyond that: how much of the layout and structure to change, since removing walls opens up a closed floor plan but brings engineering and load paths into the plan; which systems to include now, because rewiring, re-piping, updating the panel, or replacing HVAC is far cheaper while the framing is exposed than as a separate job down the line; and whether to do everything at once or phase it. We lay these trade-offs out up front so the plan fits both how you live and what you want to spend.
