Restoration is not remodeling. Before we talk about what a house could become, we find out what condition it is actually in — and bring it back to sound. In an older home, the finish you can see often sits on top of problems you can't: settled framing, hidden water damage, wiring and plumbing that have outlived their era.

Restoration asks "what has failed, and how do I return it to sound condition?" Most older-home projects need some of both — but if you skip the restoration and go straight to the remodel, you're building new work on a compromised base.

Foundations and seismic retrofit. Many older homes here were built before modern codes and simply aren't bolted to their foundations. On the right candidate, foundation bolting and cripple-wall bracing — a seismic retrofit — is one of the highest-value pieces of restoration in this region, tying the house to its foundation so it's far more likely to ride out the movement the Pacific Northwest is known for.
Outdated systems. Knob-and-tube wiring and corroded galvanized plumbing are common in pre-war homes and both reach the end of their useful life. We replace them methodically, opening only what we need to, and bring the electrical and plumbing up to current, safe standards as part of the restoration.
Crawlspace and basement moisture. A damp crawlspace feeds rot, mold, and poor air quality into the whole house. We address it at the source — grading and drainage outside, vapor barrier, and proper detailing inside — rather than treating the symptoms upstairs.
Older-era materials, handled properly. Homes of a certain age can contain materials that require care and correct handling during any disturbance. We plan restoration work with that reality in mind and follow the proper procedures rather than cutting into the unknown.
The reason people love older Portland and Vancouver homes is the character — the tall baseboards, the casing profiles, the door and window details you don't get in new construction. The mistake is to strip it out or paper over it with parts that don't belong. Good restoration preserves what's worth keeping and blends new work so seamlessly you can't tell where the repair starts.
That means matching millwork and trim profiles instead of settling for the closest stock option, keeping and repairing original elements that are still sound rather than replacing them wholesale, and feathering new framing, flooring, and finishes into the old so the result reads as one continuous home — not a patch. Repair or replace compromised framing, sills, and foundations, and complete any seismic bolting or bracing — restoring the load path so the house is sound before anything closes back up.
Update the electrical, plumbing, insulation, and envelope while walls are open — replacing knob-and-tube, galvanized lines, and failed insulation so the home is safe and efficient going forward.
Rebuild and blend the finishes last — matching trim and millwork, refinishing what's original, and detailing new work into old so the restored home looks whole, not patched.
