What you are really hiring when you hire a Woodland general contractor

You are hiring someone to be responsible. The carpentry, the plumbing and the tile all matter, but a general contractor's real job is to own the outcome: the plan, the budget, the order of work, the inspections and whatever turns up along the way. JDI Construction is a family-owned design-build general contractor based in Vancouver, in business since 2007. Design-build means the design and the construction come from one company, so that responsibility is never split between a designer and a builder who each believe the other one has it covered.

For a homeowner in Woodland that has a practical benefit. You have one contract, one schedule and one team to call, and the drawings you approved are the instructions the job is built from.

What a general contractor actually does

Strip away the tools and the trucks, and the job consists of four responsibilities:

  1. Whole house remodel in Ridgefield, WA
Design & planningWorking your goals into drawings, selections and a scope that can be priced accurately and built as drawn.
  2. Gray-stained kitchen and bath remodel in Battle Ground, WA
Permits & codeFiling with the correct office, meeting current code and scheduling each inspection at the right stage.
  3. Three-bathroom remodel in Battle Ground, WA
Trade coordinationSequencing framers, plumbers, electricians, tile setters and finishers so each one arrives to a site that is ready.
  4. Two-tone kitchen remodel in Vancouver, WA
One point of contactOne project manager who knows the whole job and answers for it, whatever the question.

A few decisions worth making early

Before comparing contractors, get clear on three things of your own. Know your priorities in order, because every project involves trade-offs and a contractor can only make good ones for you if the ranking is known. Know roughly what you intend to spend, and say it out loud. A design drawn to a stated budget is far more useful than one drawn in the dark and then cut back. And decide how involved you want to be, whether that is choosing every fixture yourself or approving a short list. Then check the basics on anyone you consider: an active contractor registration, a bond and insurance, a written scope detailed enough to compare, and a clear process for changes. Ask how updates reach you during the job. Ask who will be at your house, and who is in charge when they are.

What Woodland homeowners hire a general contractor for

Kitchens, bathrooms, additions and whole-house remodels make up most of what we build, and Woodland's housing points toward a particular mix. About 70 percent of the city's homes were built after 1990, according to its housing analysis, so many projects here are full updates to houses that are structurally fine but have original kitchens, baths and flooring wearing out together. The older homes near the original townsite more often need wiring, plumbing and layout addressed along with the finishes. Woodland also has an administrative wrinkle that makes a capable general contractor especially useful. The city lies in both Cowlitz and Clark counties. Its Building Division reviews projects inside the city limits, where contractors also need a City of Woodland business license, and many homes with a Woodland address are outside those limits and fall to a county office. In the parts of town east of I-5 that are in the mapped floodplain, certain permits get an added floodplain review. Sorting out which rules apply to your address is the contractor's work, not yours.

What does hiring a general contractor cost in Woodland?

You pay for the project, and the contractor's management is built into it. So the useful question is how reliable the number is, more than how low it is. A vague bid leaves room for the total to grow with every discovery and every change. A detailed one tells you what is included, which allowances were assumed and what would alter them. We prepare an itemized plan after design, when the scope is specific enough to price properly, and we manage the job against that document. If you want to adjust the scope, you can see the effect before you decide. Financing is available through Lend Home Improvement for homeowners who prefer it.

How long does a project take?

A single room is a matter of weeks and a whole house or an addition is a matter of months, with design, material lead times and permit review ahead of either. A general contractor cannot shorten cure times or make a cabinet shop work faster. What we can do is order early, line up each trade so nobody waits on the one before, and keep inspections from becoming bottlenecks. You get a schedule before work starts, and when something changes it you hear about it from us first.

JDI Construction was one of the easiest companies I have ever worked with for a remodel. Painless from start to finish. Remodel was completed within or ahead of schedule. I will be using JDI Construction in the future.
  • ★★★★★
They performed painting the exterior and minor repairs; painted the interior and removed wallpaper; installed quartz counter tops in the kitchen and bathrooms; and removed all the carpet throughout the house and installed new flooring throughout the hose. All this was accomplished within three weeks...
  • ★★★★★
Art and the entire crew were once again the best. Tile setters, plumbers, drywall, demo, general contractor, all did a stellar job. When they said they'd be there, they were. All the men were true craftsman. We highly recommend JDI for all your remodel jobs, you won't go wrong.

Questions

Frequently Asked Questions about General Contractor in Woodland

What can an ADU add to my Woodland property?

An accessory dwelling can house extended family, generate rental income, or become a dedicated office or guest space. We help you think through siting, utilities, and local rules so the unit fits your property and your goals instead of becoming a costly afterthought.

How do you ensure an ADU is built to code?

We design to current building and safety standards, evaluate the site thoroughly, and pull every required permit before construction. Getting structure, electrical, and plumbing right from the outset keeps the unit safe, legal, and inspection-ready.

How does an ADU connect to utilities?

Depending on whether you're on city services or well and septic, we determine whether the ADU can tie into existing connections or needs its own. We lay out the options and their costs clearly, and for river-area lots we account for any elevation requirements.

Will the ADU match my main house?

We carry your home's materials, roofline, and proportions into the ADU so the two complement each other. Thoughtful placement on the lot also preserves privacy and access for both the main home and the new unit.

How do you handle problems that come up during the build?

We keep communication open and adapt quickly when site or weather conditions shift, always looping you in on anything affecting cost or schedule. That way the project keeps moving and the decisions stay yours.

What does building an ADU cost?

We provide a transparent, itemized estimate spanning site work, utility connections, construction, and finishes. Utility work in particular varies by property, so we break it out clearly so you can see where every dollar goes.

Are you licensed and insured for ADU construction?

We hold the necessary state and local licenses and carry full insurance, with documentation available on request. For a project of this scale, that assurance matters, and we want you confident before work starts.
