What a general contractor should take off your plate in Sherwood

A remodel is dozens of small decisions and handoffs: drawings, engineering, permits, orders, deliveries, inspections, and a sequence of trades who each depend on the one before. A general contractor exists to own all of that so you do not have to. JDI Construction is a family-owned design-build general contractor based in Vancouver, WA, operating since 2007. Design-build means we do the design as well as the construction, which removes the most failure-prone handoff of all, the one between whoever drew the plans and whoever has to build them. For a Sherwood homeowner, it also means one company dealing with the city, the county and the schedule on your behalf.

You will work with a designer and a project manager from the same team. The estimate is built from the actual design, and the people responsible for it are the people on your job.

How to judge a contractor

Portfolios all look good. These four things tell you more about how a project will go:

  1. Sage shaker kitchen refresh in Lake Oswego, OR
AccountabilityIf something is wrong, you make one call, and the company that answers is responsible for fixing it.
  2. Forest green kitchen and bath remodel in Beaverton, OR
SchedulingA written sequence with dates, built around material lead times and inspections, and updated when anything shifts.
  3. Mid-century modern kitchen remodel in Portland, OR
Quality controlWork checked at each stage by our team, before the next layer covers it.
  4. Whole house remodel in Portland, OR
CommunicationA named project manager and a client portal showing what happened this week and what is next.

Sort these out before you sign

First, decide how you want the project delivered. You can hire a designer, then take finished drawings to several builders for bids, and find out the price at the end. Or you can hire a design-build firm and have cost checked against the design at every step. We work the second way because it avoids designing a project twice. Second, fix a budget range early and say it out loud. A designer who knows the number can make good trade-offs, and one who does not will guess. Third, verify whoever you hire. In Oregon that means an active Construction Contractors Board license, a bond and insurance, all of which can be looked up. Ours is CCB #176101. Read the estimate for what is excluded as closely as what is included, and ask how changes are priced once work is under way.

What Sherwood homeowners hire a general contractor for

Sherwood is a young city in housing terms. It grew from roughly 3,000 residents in 1990 to more than 20,000 by 2020, and the homes built for that growth are now at the age where original kitchens, bathrooms, flooring and mechanical equipment are due for replacement. So the calls we expect from Sherwood are for kitchen and bathroom remodels, whole-floor or whole-house updates, and additions where a family wants more room without leaving the neighborhood. A smaller group of homes in and around Old Town, the original 1889 townsite, are far older and bring structural and systems questions that a newer house does not. Whatever the age of the house, the paperwork is the same and it is split between agencies. The City of Sherwood Building Department handles plan review and inspections for building, plumbing and mechanical work, with applications filed through the State of Oregon's ePermitting system. Electrical permits and inspections inside the city are handled by Washington County. Coordinating two offices and their inspection schedules is routine work for a general contractor, and it is part of what we do for you.

A sample of finished JDI projects

These projects are in Lake Oswego, Beaverton and Portland. We are showing them as examples of finished JDI work, not as Sherwood addresses:

What does it cost to hire a general contractor in Sherwood?

You are paying for the project, and the contractor's management is one part of that figure. A hall bathroom, a kitchen and a full-house renovation are priced on entirely different scales, so a single number would mislead you. What you should expect from any contractor is an estimate that itemizes labor, materials, permits and allowances clearly enough that you can see where the money goes. Ours is written after an in-home visit and a design, and it is the document we manage the job against. If you would like to spread the cost, financing is available through Lend Home Improvement.

How long does a project take?

Scope decides it. One room is a matter of weeks on site, while an addition or whole-house remodel runs for months, and design, ordering and permit review all come before that. The contractor's job is to make the schedule realistic and then protect it: materials ordered before demolition, trades booked in the right order, inspections requested on time. Houses also hold surprises once they are opened up, at any age, and a good schedule has room to deal with one without unraveling.

  • ★★★★★
Good work. They started the job before they had all the materials in hand so there was a 2 week delay in finishing the job. The installation was well done & there were no problems. Owner kept in touch about the job (was at a rental) and where they were in the process. I really appreciated that.

Questions

Frequently Asked Questions about General Contractor in Sherwood

Can I build an ADU on my Sherwood property?

Often, yes, ADUs are increasingly allowed in Washington County communities, though lot size and HOA rules matter. We assess your property and the applicable regulations, then help you plan a unit for family, rental income, or flexible space that fits your lot and adds value.

How do you make sure an ADU is safe and to code?

We design to current building and safety codes, evaluate the site thoroughly, and secure every required permit before construction. Getting the structure, electrical, and plumbing right from the start keeps the unit legal and sound.

Will the ADU match my home and satisfy the HOA?

We design the ADU to echo your main home's materials, roofline, and proportions, which also helps with HOA design review. We prepare any approval submissions so the unit clears community requirements as well as county code.

How does the ADU connect to utilities?

On most Sherwood lots we can tie into existing services, though larger units may need upgrades. We evaluate what your property supports and lay out the options and costs before you commit.

How do you handle issues that arise during the build?

We keep you informed and adapt quickly to site conditions, flagging anything that affects cost or schedule so the decisions stay with you. Clear communication keeps the project moving.

What does an ADU cost?

We provide a transparent, itemized estimate spanning site work, utilities, construction, and finishes, breaking out variable costs so you can see exactly where your budget goes.

Are you licensed and insured for this work?

We hold the required state and local licensing and carry full insurance, with documentation available on request, so you can move forward with confidence.
